Acting on behalf of Freshwater, Sinclair Clark has agreed a number of short term lettings to Tide Construction in connection with their build projects nearby, including the creation of the tallest modular construction in Europe at 101 George Street. Tide Construction now occupy the entirety of St Matthew’s House and part of 96 George Street. In addition Vision Modular a subsidiary of Tide Construction have recently taken offices within Suffolk House.

Sinclair Clark is seeking D1/DDA compliant premises in : Lewisham/Camberwell or Bromley for retained College clients. The premises could be offices/high tech units or, existing public space between 4,000 and 10,000 sq ft on a leasehold or freehold basis.

Acting on behalf of retained College client OHC&AT, and following earlier the acquisition of the majority of the ground floor of Wyvern House, the College has now taken a lease of the building in its entirety, in all 21,651 sq ft at a rental of £17.30psf. The building is a high tech unit on two storeys within a large site area.

MandG advised by Sinclair Clark, have settled the first rent reviews at Renaissance. The first reviewed rents since the 2013 lettings relate to two leases held by the Pension Protection Forum who were paying £22.50 psf from 2013 for a total of 40,241 sq ft. The rent was successfully reviewed to £31.00 psf.

With Sainsburys now fully open and operational, Altria Park has received a spate of activity in Phase 1, with Screwfix signed up to a letting of a new build trade counter unit of 6,500 sq ft at a rental of £11.50 psf. In addition, Premier Diamond have purchased the freehold of a new build industrial/showroom unit of 6,000 sq ft for their own occupation at a per sq ft price of £128. This means Phase 1 is complete and attention has now turned to Phase 2 where design and build pre lets/sales are being encouraged.

Henry Riley have completed and started their fit out of part 6th floor. They are taking circa 5,899 sq ft and paying a rental of £28psf. Together with the MYPT Studio letting this will leave current availability at 3,926 on part 6th floor and 4,179 sq ft on ground floor west.
The landlords are now upgrading the large reception and the common parts.

In a bolster to the amenities at Sunley House, asset managers LaSalle have attracted a new gym, MYPT Studio, who is taking the entire lower ground space for a new concept gym on a new 10 year lease.
MyPT Studio, will be based at Sunley House and is the company’s next step to help local Croydon businesses and residents live their ideal life and achieve greater health, wellness and productivity.
Tom Riddick, Managing Director, MyPT said: “We recognise that most gym members struggle knowing what to do when they go to the gym, soon lose motivation, become bored of their routine and stop. The frustration of paying for a gym membership and not achieving results is often one of the big reasons why people come to see us as Personal Trainers. MyPT The Gym is different. Our goal is to help the average gym user to create a routine that is effective, enjoyable and actually helps them achieve results.”
Members will receive a custom designed Training Programme, accessed 24/7 via a mobile app and will receive monthly meal plans, shopping lists and recipes. This will come complete with luxury changing rooms and male and female saunas; state-of-the-art cardio, weights and functional zones; towel service and more. The gym will have its own segregated access to the left of the building and will be newly fitted and have state of the art new equipment. Additional secure cycle racks are also being created.
