  • Offices at Croydon Council's new HQ to be let out

    06 January 2015

Brand new premium office space in Croydon Council’s new headquarters has been put on the market to let.

Bernard Weatherill House, which recently won a national award for its outstanding design, is being offered to the market by sole agents Sinclair Clark as the local authority looks to use the facility, which opened last year, to generate much needed funds.

The move is expected to meet the demand of businesses looking to move to the town, which is the subject of huge investment by developers Westfield and Hammerson, following the success of Abstract’s Renaissance scheme where a similar amount of brand new Grade A space was fully occupied within months of the development being completed.

Vanessa Clark, director of Sinclair Clark, said: “Croydon Council recently held discussions to look at their occupation of Bernard Weatherill House.

“By concentrating what they are doing in a tighter-knit area than they occupy at the moment they are making available some really fantastic space.

“The fact is that Bernard Weatherill House is the only new build Grade A-specified offices in Croydon apart from Renaissance, which is already fully let.”

Vanessa revealed the premises were being put to the market at the Develop Croydon Conference held at Fairfield Halls and believes the move, designed to appeal to central London occupiers looking for a more cost-effective option, makes sense both commercially and politically.

“This will fill a gap in the market and we have already had enquiries about it,” she added.

“It’s a BREEAM Excellent building with large floor plates. It is incredibly well laid out, spacious, light and it is in the heart of town.

“It will give an occupier the London-natured space they want to occupy.

“The current council administration weren’t involved in the original decision to build Bernard Weatherill House and, at a time when everyone is having to tighten their belts, they feel this is a way of getting some revenue into the public purse.

“That has to be well received by tax payers and rate payers in the borough.”

Bernard Weatherill House, which was designed by EPR Architects, won the awards for best office architecture in London at the UK Property Awards.

Council leader Tony Newman said: “It’s a fabulous building but our issue was whether it was the right thing to be spending money on five or six years ago as the global economy went into recession. We want to see better returns for the taxpayers.

Plans to rent out part of the building were outlined in the recently published five-year asset strategy published by the council which said: “As prime office space in Croydon it is believed that this accommodation would rent well and be attractive to the market.”

Councillor Simon Hall, the borough’s cabinet member for finance, said: “Part of our commitment to the people of Croydon is to make the most of our assets.”
